California: Mercy Housing – Home Ownership Programs

California: Mercy Housing - Home Ownership ProgramsThrough our Mutual Self-Help Housing Program and our Down Payment Assistance Programs, Mercy Housing California offers people the opportunities to own their own home. Mercy Housing California’s Self-Help Housing Program enables low-income families to own an affordable home built with their own hands. More than 2,900 families have built their own homes, making Mercy Housing California the second largest producer of self-help housing in the United States.

This Mutual Self-Help Housing owner builder program uses “sweat equity” as the down payment. MHC also provides home buyer education classes to participating families. MHC staff helps participating families qualify for a low interest USDA or Cal-HFA mortgage to keep monthly payments affordable. You could be the next family to build and own your own home!

Those interested in buying a first home, are low to moderate income and are able to qualify for a First Deed of Trust bank loan, but need an additional deferred loan to complete your financing, Mercy Housing California may be able to help with realizing the dream of home ownership.

Mercy Housing California is currently managing Down Payment Assistance programs in the following jurisdictions:

  • Yolo County (unicorporated)
  • City of Yuba City
  • City of Orland
  • City of Lincoln

Mercy Housing Northwest

The goal of Mercy Housing Northwest’s Self-Help Single Family Home ownership in Idaho is to help low- and moderate-income families achieve the dream of home ownership. Working in groups of 8 to 10 families, each family commits 35 hours per week for nearly a year to build their homes and the homes of their neighbors.

Mercy Housing Northwest was approved by the City of Nampa for $1.067 million in ARRA funds to participate in the Neighborhood Stabilization Program (NSP). The NSP targets neighborhoods that have an extraordinary amount of foreclosures and are threatened with severe decline. Through this program Mercy Housing will be able to purchase foreclosed homes from banks at a discounted rate, rehabilitate the property to make it habitable and more energy efficient and sell them to families at or below 120 percent of the current area medium income. In addition, families that qualify will be eligible to receive a silent second mortgage totaling $40,000 or 20 percent the total sales price, whichever is less.
